Residential Property Appraisals have begun in Mason City

The properties in Cerro Gordo County will be reappraised in the next few weeks and months.

Mason City Assessor Dana Naumann and County Assessor John Boedeker stated that door-to-door inspections of all residential properties in Mason City and Cerro Gordo County have begun and is the first door-to-door inspections in nearly 25 years. The inspections include exterior and interior inspections.

The information collected will be used to estimate the fair market value on each property in the city and county. Information such as the type of construction, interior finish, physical condition of property, age of structures and exterior measurements will be used to estimate the value. No estimate will be given at the time of the inspection.

Notice of final value estimates will be mailed to property owners after January 1, 20 18. The new assessed values will be effective for January 1, 2018 taxes payable in fiscal year 2019-2020. Property owners will have an opportunity to meet informally to discuss their revaluation in the spring of 2018.


Vanguard Appraisals of Cedar Rapids is assisting with the project which is estimated to take approximately 1 year to complete.

Vanguard employees wear lanyards with their identification on them. Law enforcement agencies and the assessors know the areas where data collectors are working and they will have the names and license plate number of anyone involved in the project.
